Getting the Most out of Commercial and Flat Roofing

Commercial roofing maintenance and care is an essential part of maintaining any property's worth. Roofs that are not properly maintained on a commercial property can cause more for an owner to worry about than just structural damage. In fact, this damage can cause tenants to relocate and can cause liability claims to be filed against property owners. The situation can be difficult and expensive for both tenant and property owner if there is significant property damage to product or equipment due to a roof's damage.

Buildings with flat roofs can have significant risks. First, as water can tend to pool on a roof, drainage is an important risk factor for property owners to keep tabs on. Storms that produce large amounts of water in a relatively quick time period are at risk for causing pooling if the flat roof does not have proper drainage. Additionally, heavy storms can cause damage from debris and hail.

All commercial property owners are advised to consult with commercial roofers for a better understanding of ways to maintain their roof properly. Proper maintenance on commercial roofing can increase the lifespan of any roof. Additionally, it should be noted that commercial buildings can get a longer lifespan out of their roof if they use the right materials. This should be considered when it comes time to replace the previous roof materials due to age, damage, or weathering.

At Terrell's Roofing, we have years of experience in bringing the best roofing expertise to Oklahoma residents. The Beauty of Your Home Begins with Window Replacement

When people drive or walk past your home, the first thing they see is your windows. Windows make a statement of how much you love your home, and nice windows show the care you put into choosing. Windows not only make the inside of your home look amazing; they add that extra curbside appeal. Installing windows that face to your sidewalk and street make an instant statement and will have family and friends wanting to learn more about your windows and where you purchased them.

When it comes time for window replacement, the best type are vinyl windows. Vinyl windows are designed and engineered to provide beauty, ease of operation and virtually no maintenance. When purchasing vinyl windows, they do not have to be installed as the typical white either. Vinyl windows can be the color of your walls, and the best thing about these windows is they will never have to be repainted and there is no chipping involved. Another reason for purchasing vinyl replacement windows is the energy costs. If your home is over 40 years old, the windows installed were made from single pane glass. Single pane glass allowed for drafts, and a drafty home increases a home's energy bill.

There are a variety of replacement widows to look at and choose from. These models include double hung, single hung, bay windows, bow windows, garden windows and geometric windows. Of these models, double hung and bay windows are the most popular. Double hung windows are made with two sashes that slide up and down. The sashes allow for durability and beauty with no chipping, peeling or cracking. Bay windows allow for extra space in a living or family room. With a bay window, extra storage can be installed to hide blankets, games, toys and much more.

If a homeowner ever decides to move, having these replacement windows installed add that extra beauty and increase the property value of the home compared to other homes in your neighborhood. The last thing homeowners wants to do is put their home on the market without installing replacement windows. These windows can be built into the selling price of a home, and the realtor can talk about the added value of the replacement vinyl windows.

Flat Roof Maintenance Options

With the economy the way it is, I'm looking to find every way to make my dollars stretch further, just like everyone else. Replacing a roof can be really expensive - one of the most expensive repairs a building owner can make - so one way I can save money over the long-term is by maintaining my flat roof every year. Neglecting my flat roof could lead to a costly replacement.

Unlike a sloped roof, water can pond on a flat roof, leading to early decay if the roof isn't properly fitted with drains or siphons. If water is allowed to sit on a flat roof, leaks become more likely, so proper and prompt removal of water from the roof is a major concern for me.

If the weather is warm, water could leak through, soiling the interior of my building and creating an environment ripe for mold and other problems. If it's cold outside, precipitation in the form of snow and ice could build up on the roof and melt under the sun during the day. Then that residual moisture could seep into tiny cracks and freeze again at night, expanding and deteriorating the surface of the roof further. For these reasons, it's very important to maintain a flat roof on schedule.

Moreover, maintaining a flat roof regularly is a lot cheaper than replacing an entire roof that has been neglected and allowed to deteriorate. It's important that I have a local company that is an expert in flat roofs, so I hire Terrell for my roofing work. I feel a local company is more responsive than a national company and Terrell has over 40 years of experience with flat roofs of different materials and sizes. Terrell has always provided prompt and courteous service for my flat roof at a price I could afford.

Commercial Roofing

A commercial roof is a larger, more involved roofing job than a residential roof installation or amendment. The size is only the beginning. Commercial roofs typically have large mechanical components nearby to consider when installing the roof. Considerations to type of roof and the components involved to properly install the roof are important for a superb finished job.

Like all areas of life, commercial roofing has changed over the years. Advancements and improvements have been made to the roofing area. Options are now available to the type of roof that is installed. Although a roof installed today may look almost identical to a roof installed 20 years ago, there are some very fundamental differences.

There are many roofing options to consider. Consider the modified bitumen, tapered roof insulation, metal roof systems, or how about a green roof? These are only a few of the many different types of roofs available. Discussing your options with a professional roofing contractor will help you decide which the best option for your structure is.

The choices do not end there. Roofs today are insulated, ventilated, and available in a range of materials. This creates a stronger, denser, and energy efficient roof. The Lightweight Concrete protector that is applied is a thermal shield that extends the life of the roof.

In order to ensure that your roof is ideal for your structure, you must contact a roofing contractor that is knowledgeable, experienced, and current with the changes to the commercial roofing industry. Be sure to discuss your needs, determine the requirements of the structure, and consider the state building codes. A professional contractor will be able to accomplish all of these issues and complete a quality commercial roof that is able to withstand the weather conditions, meet the structures’ needs, and gratify your requirements.

Replacement Windows

Homeowners should be updated on the importance of replacing windows to reduce energy charges. Old houses with outdated appliances, bad wiring, and poor insulation are money traps. Windows that are not properly framed or have old wooden frames should definitely be replaced. Replacement windows can decrease electric bills and put money back in the homeowner's pocket.

Windows in the attic and basement should also be included in the home energy conversion. Even if the rooms are not used, they are still a part of the home. Cool air seeps out cracks and cervices during the summer months when the air conditioning is running. The same scenario applies to the winter months when heats escapes through the same cracks and cervices. This causes the heating and cooling units to work over time.

In addition, you should not only decide which windows to replace, but also which types of window panes will be more cost efficient. The costs of special or customized panes may cost a little more to purchase, but they will pay for themselves as your energy bill is lowered. Do not compromise quality for quantity. Informed decisions should help you make the best decision for your home and wallet.
