Flat Roof Maintenance Options

With the economy the way it is, I'm looking to find every way to make my dollars stretch further, just like everyone else. Replacing a roof can be really expensive - one of the most expensive repairs a building owner can make - so one way I can save money over the long-term is by maintaining my flat roof every year. Neglecting my flat roof could lead to a costly replacement.

Unlike a sloped roof, water can pond on a flat roof, leading to early decay if the roof isn't properly fitted with drains or siphons. If water is allowed to sit on a flat roof, leaks become more likely, so proper and prompt removal of water from the roof is a major concern for me.

If the weather is warm, water could leak through, soiling the interior of my building and creating an environment ripe for mold and other problems. If it's cold outside, precipitation in the form of snow and ice could build up on the roof and melt under the sun during the day. Then that residual moisture could seep into tiny cracks and freeze again at night, expanding and deteriorating the surface of the roof further.
